How much does it cost to rent a house in Phuket? Real prices (2026)
Typical monthly rent for condos, townhouses, houses and villas in Phuket — and by area (Kathu, Phuket Town, Chalong, Rawai, Koh Kaew) — from real listings.

"How much does it cost to rent a house in Phuket?" has no single answer — a studio condo in Phuket Town and a pool villa in Chalong are different worlds. This guide uses real prices from the ~130 homes currently available for long-term rent on Matt (October 2026), so you can see what is normal for each type and area before you start viewing.
The short answer
- Across all homes: ฿10,000 to ฿280,000 a month, with a typical (median) home at about ฿30,000.
- Condos: mostly ฿13,000 – ฿35,000; a typical 1-bedroom is about ฿15,000 – ฿22,000.
- Townhouses: about ฿20,000 – ฿30,000.
- Houses: ฿15,000 – ฿95,000; most land between ฿25,000 and ฿50,000.
- Villas (usually with a private pool): from about ฿50,000, typically ฿80,000 – ฿90,000 in Chalong and Rawai.
Rent by area
- Kathu — the cheapest condos. 14 condos listed, ฿10,000 – ฿35,000, typical about ฿16,000. Houses ฿40,000 – ฿85,000.
- Phuket Town (Phuket Town and Wichit) — condos ฿13,000 – ฿40,000, typical about ฿16,000; houses ฿25,000 – ฿35,000.
- Chalong — the biggest choice of houses and villas. Houses ฿15,000 – ฿95,000 (typical about ฿35,000), villas ฿50,000 – ฿120,000 (typical about ฿90,000), condos from ฿13,000.
- Rawai — houses ฿18,000 – ฿30,000, villas ฿50,000 – ฿95,000.
- Koh Kaew — family houses in gated villages, ฿30,000 – ฿70,000 (typical about ฿50,000).
West-coast beach areas such as Patong, Kamala and Bang Tao have very few long-term listings on Matt right now, and rents there are generally higher than the inland areas above.
Does the contract length change the price?
Most prices are for a 1-year contract. Some homes also list 6-month and 3-month prices, which are usually higher: for example a condo at ฿22,000 a month on a 1-year contract might be ฿24,000 for 6 months and ฿26,000 for 3 months. If you plan to stay a year or more, the 1-year price is almost always the best value.
What else to budget for
- Deposit: commonly 2 months' rent, plus the first month in advance.
- Electricity and water: ask whether they are billed at government rates or at the owner's rate — some condo owners charge more.
- Common fees and internet: check whether they are included.
- Pets: fewer than one in five homes accepts pets, so if you have a dog or cat, filter for it first (see Chalong for the most pet-friendly choice).
How to avoid overpaying
- Compare at least 2–3 homes in the same area and type before you decide.
- Ask for the 1-year price first, then ask what a shorter contract would cost.
- View in person, ideally after rain, to check for leaks and damp.
- Photograph every room on move-in day and send it to the owner.
