Phuket Rent Report, October 2026: Long-Term Rental Prices by Area

What does a long-term rental really cost in Phuket? We looked at every home listed for long-term rent on Matt in October 2026 — 145 homes from 3 Phuket agencies, including 44 that have already been rented — and calculated the typical (median) monthly rent by area, property type and number of bedrooms.

Key findings

  • The typical Phuket rental costs ฿30,000 a month. Half of all homes rent for between ฿20,000 and ฿50,000.
  • Location is the biggest factor: a typical home in Koh Kaew (฿46,000) costs more than twice as much as one in Phuket Town (฿18,000).
  • Cheaper homes go first. Homes that have already been rented had a median of ฿25,000, versus ฿32,000 for homes still available.
  • Pet-friendly homes are scarce: only 16% accept pets.
  • Short leases cost more: a 6-month contract is typically 13% more per month than a 1-year contract.
  • 66% of homes are fully furnished, and 24% have a private or shared pool.

What this means

For renters: a budget of about ฿30,000 opens up most of the island; under ฿25,000 look at Phuket Town, Kathu and Wichit, or a condo. If you have a pet, start your search early.

For owners and agents: in our data, homes that rented were cheaper than those still on the market — pricing close to the area median helps a home rent faster. Check the area pages for current prices before setting rent.

Methodology

Data: all homes published for long-term rent on mattproperty.com on 20 October 2026, from 3 Phuket agencies, including homes rented in recent weeks (145 homes with a price; commercial units excluded). Rent is the asking rent for a 1-year contract, or the shortest contract offered when no 1-year price is listed. "Median" is the middle value; "middle half" is the 25th–75th percentile. Areas with fewer than 5 homes are not shown separately. Matt's listings lean towards Chalong, Kathu, Rawai and Phuket Town, so this is a snapshot of the homes on Matt, not the whole market.
