Kathu sits in the green middle of Phuket, between Patong on the west coast and Phuket Town in the east. It is where many people who work in Phuket choose to live: Patong is just over the hill, the big malls around Central Phuket are close by, and rents are noticeably lower than on the beach. Kathu is also home to two of the island's golf courses and is the historic birthplace of Phuket's famous Vegetarian Festival.

Who Kathu suits

People working in Patong or Phuket Town who want a short commute without beach-area prices.
Singles and couples on a budget — Kathu has the most affordable condos on Matt.
Families who want a bigger house in a gated village.
Golfers — there are courses right in the area.

What rent costs in Kathu

Kathu has two very different markets: modern condos and family houses.

Condos (13 on Matt): ฿10,000 – ฿35,000 a month, most around ฿16,000. A furnished 1-bedroom in a newer project with a shared pool is typically ฿16,000 – ฿22,000; 2-bedroom units are ฿23,000 – ฿35,000.
Townhouses: around ฿25,000 – ฿28,000 for 2–3 bedrooms.
Houses (6 on Matt): ฿40,000 – ฿85,000, most around ฿60,000, usually 3–4 bedrooms in a gated village.

Shorter stays

Several Kathu condos also offer 6-month and 3-month contracts. As a guide, a 1-bedroom condo at ฿22,000 on a 1-year contract is ฿24,000 for 6 months and ฿26,000 for 3 months — a small premium for flexibility, which makes Kathu a good place to start if you are new to Phuket.

Furnished or not?

Most condos come fully furnished. Houses are split: some are move-in ready, others come unfurnished, which usually means a lower rent for a long stay.

Pets

Pets are harder in Kathu: only one home on Matt currently accepts small pets, and condo buildings usually don't allow them at all. If you have a dog, look at houses in Rawai or Chalong as well.

Good to know

Patong is about 10–15 minutes over Patong Hill; the road is steep and busy in the evening.
Phuket Town and Central Phuket are around 15 minutes east.
Kathu is inland: no beach, but greener and a little cooler, with Kathu Waterfall for weekend walks.
Rainy season (about May to October) can bring flash flooding on some low roads — ask the agent about the street in heavy rain.

Before you sign

Check the condo's rules on pets, guests and parking.
Ask about common fees and whether internet is included.
Confirm the electricity rate — condos sometimes charge more than the government rate.
Confirm the deposit (usually 1–2 months) and the notice period.
