Renting in Rawai, Phuket: prices, pets and what to know (2026)

Rawai is the southern tip of Phuket: a relaxed, residential corner of the island with Nai Harn Beach, Ya Nui and Promthep Cape on its doorstep. It has one of the largest long-stay expat communities in Phuket, plenty of cafés, gyms and international food, and a calmer pace than the west-coast beach towns.

This guide uses real prices from the 17 homes currently listed in Rawai on Matt (October 2026), so you know what to expect before you start viewing.

Who Rawai suits

  • Long-stayers and retirees who want a quiet house rather than a busy beach strip.
  • Families looking for a 2–3 bedroom house with some outdoor space.
  • Beach lovers who don't need to be on the sand — Nai Harn and Ya Nui are a short ride away. Rawai Beach itself is more of a fishing and seafood beach than a swimming one.
  • Pet owners — Rawai has more pet-friendly homes than most areas on Matt.

What rent costs in Rawai

Across the 17 Rawai homes on Matt, the median rent is ฿30,000 a month on a one-year contract. Roughly:

  • Houses: ฿18,000 – ฿65,000 a month (most around ฿30,000). A 1-bedroom house starts at ฿18,000; 2-bedroom houses are mostly ฿25,000 – ฿30,000.
  • Townhouses: around ฿25,000 for 3 bedrooms.
  • Villas: ฿50,000 – ฿95,000. Three of them have a private pool.

Short stays cost more. One 3-bedroom pool villa on Matt is ฿95,000 a month on a 1-year contract, ฿150,000 for 6 months and ฿200,000 for a single month — always compare the contract lengths before you decide.

Furnished or not?

About half of Rawai's homes come fully furnished and the rest are unfurnished (often with only air-con and a kitchen). Unfurnished houses are usually the cheaper option for a stay of a year or more, but budget for a bed, sofa, fridge and washing machine.

Pets

5 of the 17 Rawai homes accept pets — most as "small pets only", and one pool villa accepts pets of any size. Ask before you view, and expect a slightly larger deposit with a pet.

Good to know

  • You will need transport. A scooter or car is the norm; Grab and Bolt work, but distances add up.
  • Getting around: Chalong is around 10–15 minutes north, Phuket Town around 30 minutes, and the airport roughly an hour.
  • Food: the seafood market by Rawai pier and the restaurants along Viset Road and Soi Sai Yuan are local favourites.
  • Monsoon season (about May to October) brings wind and waves to the beaches; check a house's drainage and roof if you view in the dry season.

Before you sign

  1. Compare 1-year and 6-month prices — the difference can be large.
  2. Ask what is included: internet, garden and pool cleaning, and water are often handled differently from house to house.
  3. Check electricity rates — government rate or a set price per unit.
  4. Confirm the deposit (usually 1–2 months) and the notice period.
