The costs to add on top of the rent
- Electricity: the biggest extra. Ask if you pay the government rate (around ฿4–5 a unit) or a landlord rate, which can be much higher. Air conditioning all day adds up fast.
- Water: usually a few hundred baht a month.
- Internet: fibre is cheap in Phuket; check whether it is already installed.
- Deposit: usually two months' rent plus the first month in advance for a one-year lease.
- Shorter leases cost more: where a home lists both, a 6-month contract is typically 13% more per month than a 1-year contract.
