Phuket Rent Report, November 2026: Long-Term Rental Prices by Area
Median rent by area, property type and bedrooms from 206 Phuket homes listed for long-term rent — typical rent ฿30,000 a month, and short leases cost 15% more.

What does a long-term rental cost in Phuket this month? We looked at every home listed for long-term rent on Matt at the end of October 2026 — 206 homes from 3 Phuket agencies, including 63 that have already been rented — and calculated the typical (median) monthly rent by area, property type and number of bedrooms. This is the second monthly edition; the first was the October 2026 report.
Key findings
- The typical Phuket rental still costs ฿30,000 a month — unchanged from October. Half of all homes rent for between ฿20,000 and ฿50,000.
- Location is the biggest factor: a typical home in Koh Kaew (฿46,000) costs 2.6 times as much as one in Phuket Town (฿18,000).
- Short leases cost more, and the gap is clearer this month: a 6-month contract is typically 15% more per month than a 1-year contract (43 homes list both prices), and a 3-month contract about 21% more (10 homes).
- Cheaper homes go first. Homes already rented had a median of ฿25,000, versus ฿30,000 for homes still available.
- Pet-friendly homes are scarce: only 13% accept pets (27 of 206), many of them small pets only.
- 68% of homes are fully furnished, and 19% have a private or shared pool.

How much more does a short lease cost?
Many Phuket owners price shorter contracts higher, because they carry more empty weeks and more turnover. Across the 43 homes on Matt that list both a 6-month and a 1-year price, the 6-month price is a median 15% higher per month. On a ฿30,000 home that is roughly ฿4,500 more each month. For 3-month contracts the premium is about 21%, though fewer homes (10) offer them.
If you plan to stay a year or more, signing for a year usually costs less overall.
What changed since October
The typical rent (฿30,000) and the area order are the same as last month — Koh Kaew, Chalong and Thalang at the top, Phuket Town the most affordable. This month's sample is larger (206 homes, up from 145) because more homes were listed on Matt; most of the new ones do not have an area set yet, so they count in the island-wide figures but not in the area table. The share of pet-friendly homes is 13% (16% in October) and the 6-month premium is 15% (13%). Small month-to-month moves mostly reflect which homes are listed, not a market trend.
What this means
For renters: a budget of about ฿30,000 opens up most of the island; under ฿25,000 look at Phuket Town, Kathu and Wichit, or a condo (฿18,000 median). Sign for 12 months if you can — short leases cost noticeably more. If you have a pet, start early.
For owners and agents: homes that rented were cheaper than those still on the market — pricing close to the area median helps a home rent faster. Check the area pages for current prices before setting rent.

Methodology
Data: all homes published for long-term rent on mattproperty.com on 31 October 2026, from 3 Phuket agencies, including homes rented in recent weeks (206 homes with a price; commercial units excluded). Rent is the asking rent for a 1-year contract, or the shortest contract offered when no 1-year price is listed. "Median" is the middle value; "middle half" is the 25th–75th percentile. Areas with fewer than 5 homes are not shown separately; 55 homes have no area set and appear only in island-wide figures. Matt's listings lean towards Chalong, Kathu, Rawai and Phuket Town, so this is a snapshot of the homes on Matt, not the whole market. We update this report every month.
